Straddling the border between Tuscany and Umbria, this property is just perfect for an extended party of people who also require a little privacy when not together. This is because the detached villa is divided into three self-contained apartments with their own entrances. Yet, for communal leisure and dining, one apartment has a delightful sitting and dining room able to accommodate the full compliment of people. Every bedroom even has its own shower or bathroom. The grounds, set amongst rolling Umbrian hills and farmland, are extensively lawned, automatically irrigated, and completely fenced-in. A luxuriously appointed, 18 metre long pool complete with ’Roman steps’, has been specially placed within these illuminated grounds so that it invites maximum attention. And the entire property has only been in its current, beautifully renovated, state since 2003 hence all fixtures and fittings are virtually brand new and the owners have ensured they are top quality too.

Location

Anghiari is one and a half kilometres away and should be visited just for its wondrous balcony views over this part of the upper Tiber valley. Here, shops, chemists and banks will provide the essentials as will Sansepolcro, 12 kilometres away, the largest town in the area and famous for its lace, its Buitoni pasta factory and Piero della Francesca, Renaissance painter and writer par excellence. Behind electric gates, the grounds also encompass a small outbuilding, which has a reception area and laundry room with washing machine, and a large disused older building, all safely closed up. Covered barbeque. The furnished swimming pool is 18 metres long, 1.2 metres at the shallow end and 2.95 metres at the deep end.

Layout

For up to 10 people: The main entranceway leads directly into a large two-part sitting and dining room with an open fireplace and having a convertible double sofa bed. The brand new well-equipped kitchen has a fridge/freezer, hob, oven, dishwasher and double sink unit. Store room with washing machine and separate shower room, WC etc.
Through the second sitting room (with stairway) is a character nook off which there is a double bedded room with en suite bathroom. The large landing on the first floor leads to: a double bedded room with en suite bathroom and Jacuzzi, WC etc and a door out onto a panoramic covered terrace with steps down to the ground. A twin bedded room with en suite shower room, WC etc. A spacious double bedded room with en suite Jacuzzi bath, WC etc.
For either 8 people or up to18 people the ground floor stables are available: The main entrance is into a long corridor off which there are: a double bedded room with en suite bathroom and Jacuzzi, WC etc; a twin bedded room with en suite shower room , WC etc; a double bedded room with en suite shower room, WC etc. At the end of the corridor is a high wood ceilinged sitting room with outside access and feature trough!. Down three steps is a brand new well-equipped kitchen/dining room with hob, oven, double sink unit, fridge/freezer and dishwasher. Just before the door that leads out to the alfresco dining/pool area there is a WC with washing machine. Ground floor apartment – 1 Bedroom Sleeps 2.
